In all the research I have done regarding Commercial Real Estate Investing, I have found the least amount of info on Assignment Deals…
So, after structuring a number of these deals for myself and clients, I have decided to formalize a CRE Assignment Tutor Program…
As far as I know, it is the only such program available out there……..
If you are serious about developing a strategy to take advantage of the HIGH LEVERAGE / LOW RISK / SHORT TIME-LINE investment strategy, then you are going to need to connect with someone who understands the dynamics of these deals….

I observed Saul do these Assignments over and over again making Millions of Dollars…..I had to know what he was doing……….So I asked him and he told me…….
Here’s what he said……..
1) Don’t be afraid to put good deals under contract, even if you don’t know how you are going to close on it….
2) Don’t be afraid to write more than one contract at a time on different pieces of property that are good deals….
3) Don’t walk away, or cancel deals and leave money on the table….ASSIGN THEM
4) Tell people you have good deals under contract….And offer them an opportunity to “Take them off your hands”….
What properties are good Assignment Candidates?
We look at the Six Basic Food Groups in Commercial Real Estate (CRE)
- Multi-Family Apartment Buildings
- Mixed-use Buildings
- Retail Strip Centers and Big Box
- Industrial / Office Properties
- Office Buildings
- Raw Land
What are Assignments?
We find a property that we can put under contract for less then what
some-one else is willing to pay for it…..The property may not be at it’s “Highest & Best Use”…..The Seller may have significant equity in the property, and may be looking for a clean, no-nonsense contract. You can then Assign this contract to a “new” buyer, or Assignee” who is willing to
pay the market price, or “Higher & Better Use” price for the property…
Your profit is the “spread” between your contract price to the original Seller, and the price the “new” buyer, or assignee, will pay you for the property.
